According to reports, 90% of buildings (commercial and residential) do not have the correct building sum insured. We would remind you to make sure that your sums insured are adequate.
In respect of buildings, the sums insured should be enough to cover the cost of restoring the property as new by repair or replacement including :-
- Professional fees
- Debris removal and site clearance costs
- Additional expenditure to comply with local authority or Central Government requirements.
Allowances of between 12.5% and 15% for fees and between 5% and 10% for debris removal costs are usually sufficient. Please be aware that the construction, style, location and trade may affect the level of costs.
As the property owner, the onus is on you to get the rebuild cost figure right. If it is calculated too low then you may be underinsured.
